Energy Performance Certificates

Since the beginning of 2009 a property now requires an Energy Performance Certificate as soon as it is marketed for sale, let or lease assignment. The Certificate should be in place at the beginning of the process, not when a buyer or tenant is found. This report is then valid for up to 10 years, although if improvements are made it can be worthwhile to get the report updated as your rating may improve. The Certificate is an indicator of how efficiently energy is used within the building, both in terms of cost and CO2 emissions.

Failure to comply with these regulations is against the law, and penalties can range from £500 to £5,000, or even as much as 12.5% of the rateable value of the building. If you are found to be non-compliant, you can be fined and instructed to stop marketing the property until you have an Energy Performance Certificate.

Display Energy Certificates

These are a requirement for Public Buildings including schools and council offices and show the actual energy usage of a building, the Operational Rating and help the public see the energy efficiency of a building. This is based on the energy consumption of the building as recorded by gas, electricity and other meters. The DEC should be clearly displayed at all times and clearly visible to the public. A DEC is always accompanied by an Advisory Report that lists cost effective measures to improve the energy rating of the building.
